The Reason Why the Interest Rates are Moving Upward

Dec 22, 2015 – Federal fund rates have increased for the first time in nearly a decade. As a result, interest rates are trending slightly higher than previously in many cases. For some, this is cause for celebration while others remain cautious as they remember the last time the Federal Reserve increased rates. Anyone investing or buying or selling a home should pay attention. Rate increases impact everyone because of the effect it has on the entire US economy.

An increase in the federal funds rate announced early in December was expected and has been anticipated for some time as the economy continues to recover from what has been called the Great Recession. The increase was only a quarter point, but more rate hikes are predicted in 2016.

According to Mike Putnam, Northern Virginia Real Estate Expert, interest rate increases cause a predictable trend. “Anyone watching rates today only has to remember what happened in 2004, which is the last time the fed increased rates from their low point. The impact caused significant changes in many aspects of society.”

The economic scene in 2004 was positive with continued job growth. Oil prices were moving upward and the goal was to stabilize prices. Interest rates were at a 40-year low at the time. Rates began increasing in 2004 and would continue for the next two years. The concern was for sustainable growth while maintaining price stability. In June of 2004, the rate went up 25 basis points to 1-1/4 percent. Increases would continue to be made until the rate was over 5 percent.

While the stock market performed well in the months leading up to the last rate hike, it declined for several months afterwards. At the same time, employment growth slowed down and the housing market boom came to a halt. Interest rates continued to climb, which led many families to accumulate more debt than they could afford. The result was defaults on loans and bankruptcies.

Rates on all loans changed with mortgages, and car loans charger higher interest rates. Any financial products tied to the federal funds rate would be affected. For those who have forgotten, Arman Sadgeghi, Business Coach with Titanium Success, reminds investors that the last time the Fed raised rates from the low point was in 2004 to ward off inflation. Sadeghi and Putnam agree this to be the best time to buy or sell a home because of the changes expected in real estate as a result. “The Northern Virginia Real Estate market and the market in the United States as a whole are very strong right now and those who are looking to sell their home should consider doing it in the Spring of 2015,” said Putnam.

While rates for borrowers are expected to continue to increase today as a result of the fed rate change, rates for investors will also climb upward. This same scenario occurred in 2004-2006 as the stock market strengthened and investors saw strong returns. The move from bonds to stocks occurs when the market is thriving, and many experts expect to see that begin happening in 2016 and beyond. Every investment, including savings and money market accounts, CDs and savings bonds should see an increase on rates which is good news for investors.

If history tells anything, the increase in fed rates brings both good news and bad news for people. Just as many will benefit from the change as those who will find the financial reins tightening.

More and more insurance companies and defence lawyers are looking at the social media channels – such as Facebook, Twitter, LinkedIn and YouTube – of people involved in lawsuits to see if they can find evidence in pictures, videos and words that will contradict their claims.

Recent news stories confirm that social media used in this way is becoming far more common. Earlier this year, the National Post reported the case of a young woman from Squamish, British Columbia, who insisted she was depressed, unhappy and isolated because of two car accidents (Source: Evidence found on social media increasingly deciding factor in personal injury cases).

Her claim for hundreds of thousands of dollars in damages was largely rejected by a B.C. Supreme Court judge, because of problems found with the woman’s credibility. The defence offered evidence that included hours of video surveillance and 194 pages from the woman’s Facebook account, showing her in social settings that included drinking and river tubing with friends, attending costume parties and performing at a karaoke competition. These activities seemed at odds with someone who was depressed and isolated.

People conducting personal injury lawsuits are frequently required to turn over their medical, employment and social media records. “Under the civil litigation rules of Ontario, any document that is relevant to a claim must be handed over to the other side for examination,” explains Pace serious injury lawyer Nancy Young. “Lawyers must certify in writing that they have explained this obligation to their clients early on in the proceedings. Extending this obligation to social media, a claimant has a duty to produce any posts or photographs on their account that are relevant to their claim.”

Of course, we should also ask ourselves, how reliable are the posts that people are putting up? Many who use social media try to portray themselves in a positive light – to look happier, more successful and popular than they really are.  It’s quite possible for a social media user to be depressed and miserable as they tell the world what a wonderful life they are having.

If involved in a personal injury lawsuit, the best course of action is not to find yourself in a position where you must explain a post that seems to contradict your claim. Also, even though many social media sites have adjustable privacy settings, you should not rely on these. There are always ways for defence lawyers and insurance companies to find their ways around these safety features.

“If you are going to use your social media accounts, you and your friends are wise not to discuss anything involving your personal injury case, or anything that could be taken the wrong way and used against you,” says Al Pace, founder and principal of Pace Law Firm. “In fact, it’s probably best for your case if you didn’t use social media at all.”

Consider your motivation for stopping

• What are the negative effects of your drinking? Be honest here – look at your relationships, your health, job, self-esteem, depression etc.

• Next, what are the good things you expect to happen when you stop drinking, how will your life be better?

• Finally, what are the negative aspects of quitting? What is putting you off the idea? This is important because you will have to find some way to solve these concerns.

Are you physically dependent on alcohol?

For the sake of safety, if you are drinking all day from the moment you wake up in order to avoid your hangovers, then you will need some sort of medical supervision to help you through the detox. So if you’re drinking this much you should see your doctor before you plan to stop drinking alcohol. If you won’t do that, then you MUST try and cut down a bit before you stop completely.

Drunk Driving Consequences

More and more states are passing Zero Tolerance laws when it comes to dealing with DUIs, (Driving Under the Influence) and the penalties are severe. It is becoming outdated to have a lawyer plead your case and get a reduced sentence.

Many states are now mandating laws that judges must adhere to and impose sentences, even for first offenders that include jail time and lengthy suspension of licenses. Drunk driving consequences are now extremely harsh and judges are getting ever stricter in handing out fines and penalties.

Brain:

Alcohol interferes with the brain’s communication pathways, and can affect the way the brain looks and works. These disruptions can change mood and behavior, and make it harder to think clearly and move with coordination.  

Heart:

Drinking a lot over a long time or too much on a single occasion can damage the heart, causing problems including:

• Cardiomyopathy – Stretching and drooping of heart muscle
• Arrhythmias – Irregular heart beat
• Stroke
• High blood pressure  
• Research also shows that drinking moderate amounts of alcohol may protect healthy adults from developing coronary heart disease.

Liver:

Heavy drinking takes a toll on the liver, and can lead to a variety of problems and liver inflammations including:

• Steatosis, or fatty liver
• Alcoholic hepatitis
• Fibrosis
• Cirrhosis

Pancreas:

Alcohol causes the pancreas to produce toxic substances that can eventually lead to pancreatitis, a dangerous inflammation and swelling of the blood vessels in the pancreas that prevents proper digestion. 

Cancer:

Drinking too much alcohol can increase your risk of developing certain cancers, including cancers of the:

• Mouth
• Esophagus
• Throat
• Liver
• Breast

Immune System:

Drinking too much can weaken your immune system, making your body a much easier target for disease.  Chronic drinkers are more liable to contract diseases like pneumonia and tuberculosis than people who do not drink too much.  Drinking a lot on a single occasion slows your body’s ability to ward off infections – even up to 24 hours after getting drunk.

Alcohol and work

The effects of drinking alcohol aren’t just limited to the time when you are drinking it. Hangovers are very common the day after heavy alcohol use, and are associated with a range of negative symptoms such as fatigue, headache, nausea and dizziness, just to name a few. People who go to work with a hangover have a higher risk for injury and poor job performance due to impaired visual and motor skills. 

Hangovers have a huge economic impact. Each year, billions of dollars in wages are lost because of missed work and poor job productivity due to hangover symptoms. People who drink at work or come to work drunk or hungover create problems in the workplace due to:

• Alcohol is reported to be a factor in close to half of all physical and sexual assaults against women.
• Fights or arguments triggered by drinking can lead to separation or divorce.

There are many ways in which alcohol can lead to you getting in trouble with the law. Some of the most common alcohol-related charges are:

This can include drinking in a public place, being drunk or creating a disturbance in a licensed venue, and refusing to leave a licensed venue when asked.

Drinking and driving

Drink driving rules vary from state to state, so it is important to be aware of the limits and penalties that apply to your state.

Offences against the person

Pub brawls, fights and domestic violence can lead to assault charges. In some cases, these can even escalate to manslaughter and homicide.

Property offences

Over the past decade, scores of new construction firms either entered the market, or have rethought their business model to enhance productivity and efficiency; and by doing so they have provided employment for thousands of New Yorkers, especially the new immigrants, who have been ignored in the past by stakeholders wedded to an outmoded methodology of doing business.

This vibrant construction sector has been responsible for an upsurge in affordable housing development that has begun to address what the City sees as the most crucial public policy issue that we face in New York. This could not have happened under the old and discredited business model, whose proponents are now understandably lashing out in fear and anger as their market share continues to evaporate.

BuildingNYC is an association that represents those workers doing the majority of the building in NYC today, especially affordable housing.  Comprised of a diverse workforce from across all sectors of the NYC construction industry, we seek to protect and advocate for the right to work in a safe, fair and equitable environment that promotes continued job growth and economic success.

Background

According to the Building Congress, there were 225,000 construction workers in NYC in 2010, and five years later the number probably exceeds 250,000. Over 60% of this work force is minority-and, importantly, “Non-United States citizens accounted for 39 percent of the total construction industry workforce and 45 percent of all construction trades workers. If, as has been estimated, close to 50% of the new construction is being done by firms who have bucked the Old Guard regime, than we are looking at one of the most important private sector labor markets in NYC for not only minority workers, but for recently arrived immigrants as well. Those opposing our companies are standing in the way of the ability of hard working New Yorkers to gain a foothold on the ladder of achievement-on the way to a middle class life. Given the overwhelming success of our members and their workers, we are not surprised that our critics are lashing out with false and defamatory rhetoric. What we will not do, however, is stand by and allow this defamation to continue unchallenged. There is simply too much at stake.

Affordable Housing and the Old Guard

BuildingNYC has been established not only to protect the businesses and the workers they employ. Our new and vibrant construction sector has been responsible for an upsurge in affordable housing development that have begun to address what the city sees as the most crucial public policy issue that we face in New York. This upsurge could not have happened under the old and discredited business model, whose proponents are now understandably lashing out in fear and anger as their market share evaporates.

As the Regional Plan Association points out, affordable housing cannot be built under the antiquated business model of our opponents-and most of those hiring to build these units are new immigrants from the neighborhoods where the construction is going forward:

But union wage rates and benefits have always been too expensive for other sectors of the construction industry, namely 1-, 2-, and 3-family homes, affordable housing, and most low- or mid-rise buildings in the four boroughs other than Manhattan.” (http://www.rpa.org/pdf/20110501-RPA-Construction-Costs.pdf)

Safety: But not from Defamation

Unable to point to their competitive success, the Old Guard is flailing around for issues to attack their more productive opponents. In doing so, they have latched on to the issue of safety and have managed, using bad faith arguments, false figures, and an inaccurate broad brush, to demonize all of the companies that do not adhere to their unsuccessful business model.

Recently our opponents, using emotional street displays aimed to mobilize the fears of New Yorkers, have claimed that our industry sector is disproportionately responsible for a series of tragic construction-related deaths over the past year. Yet, if we examine fatalities over the past seven years, we find a radically different result:

During this time period, the average labor participation rate at New York State construction sites was 73% non-union and 27% union. 1. There were 93 construction site fatalities in New York City between 2008 and 2014; 60 fatalities or 65% occurred at non-union sites while 33 or 35% occurred at union sites.

2. The percentage of fatalities of union workers was often higher than the union labor participation rates between 2008 and 2014. If union jobs were safer, the percentage of fatal incidents would be lower than the participation rate.

As the NYSAFAH report goes on to point out:

This analysis demonstrates that there is no evidence to suggest that non-union construction sites are less safe than union sites, rather the opposite. The reason is that both union and non-union developers are committed to worker safety and that all construction sites are subject to the same New York City, State, and Federal safety standards.”

And what our opponents fail to point out, because it doesn’t fit their false narrative, is that there has also been an epidemic of pedestrian fatalities in Manhattan where most of construction’s Old Guard still holds way.

Unsurprisingly, these accidents have come from that sector:

Some of New York’s largest unionized contractors appear in the city’s accident database, including one Tishman Construction Co., listed as the contractor in eight construction accidents involving pedestrians, including two in 2013. In one, a pedestrian was hit by falling masonry debris on Park Avenue. Our firms are also being attacked on the issue of work quality. But the Regional Plan Association makes the following telling point-one made over 4 years ago:

All segments of the industry agree—at least in private—that the union advantage in quality and speed of construction has diminished with every new project that is built nonunion. In the continued pursuit of even more quality workmanship, BuildingNYC will be developing a robust workforce training program to enable our employees to improve their skills and rise rapidly on the employment ladder. We will vigorously oppose any training program that seeks to funnel workers into one area of our industry. NYC does not need any more medieval guilds.

Safety First

We at BuildingNYC yield to no one in our adherence to, and support of, the most stringent safety standards that the law mandates-and we support new legislation that enacts fair measures that apply to all companies doing business in NYC. What we do not support-and will fight vigorously-are laws that will scapegoat our firms and unfairly penalize the thousands of workers we employ.

Where We Are Going

BuildingNYC is not going to be a passive participant in the upcoming fight over the future direction of the construction industry. We will vigorously challenge defamation, and strenuously oppose laws that unfairly single out our members. Our elected officials need to understand that our continued success means the success of their constituents and the promotion of what is clearly in the public interest: good well paying jobs, safety in building, and the dramatic increase in affordable housing that our own workers and the city as a whole badly needs.

SAN DIEGO, CA – Dec 23, 2015 – Street Smart Soccer clinched the Southwest Regional Championship beating San Diego Futsal Academy 7-6. Street Smart Soccer pounced all over their opposition going up 4-0 at the half. In what easily could have turned out to be a 8-0 thrashing over the opposition ultimately ended up becoming a very exciting game that was full of quality and emotions. 

The Street Smart boys U9 team was placed into a mixed bracket that include U10 teams as well as one other very strong U9 team San Diego Futsal Academy. Street Smart Soccer is a soccer training company that was founded by Damon Scordo only a few months ago in on October 2, 2015.

Street Smart Soccer was the created to help provide youth soccer players with the extra experience and skills required to take their game to the next level. During the past weekend 619 Futsal along with the Unitied States Youth Futsal was the host of this highly anticipated regional championship tournament. Futsal is an indoor style of soccer played 5v5 and it is played with 1 goal keeper and 4 field players. Futsal is a very fast paced style of soccer and many of the best players in the world credit their skills to playing Street Soccer and Futsal.

What was so amazing about this victory for Street Smart Soccer is the fact that they beat a team in San Diego Futsal Academy which is completely dedicated to the sport of futsal. The boys on the SDFA team play 10-15 hours of futsal per week, compared to the boys on the Street Smart Soccer team who rarely play any Futsal what so ever. It is always impressive when a team of boys who have not put in the countless hours of futsal training can show up at a regional championship and defeat a the opposition using the skills that they develop playing street soccer as well as field soccer. 

This Championship marks the second Futsal Championship that Street Smart Soccer has won over the past 2 months – making them the reining champions in the South Western United States.

SoCal’s Largest Arcade Expo Boasts Over 850 Retro and Modern Pinball and Arcade Games To Be Held January 15-17, 2016 in Banning, CA

With a nationwide resurgence in nostalgic gaming, the Museum of Pinball will host Arcade Expo, its second annual, three-day event in Banning, California, on January 15th-17th, 2016. Over 850 retro and modern pinball machines and arcade games will be on “freeplay” for ticketholders of the expo, which attracted over 3,500 people last year.

“From the moment I dropped a quarter into a pinball machine in 1975, I was hooked,” explains John Weeks, founder and executive director of the Museum of Pinball. “I’m excited to see young and old come together for three days of absolute fun.”

Weeks began collecting pinball machines 40 years ago, and he’s been storing them for quite some time while looking for an appropriate venue to display the games and give access to others. With over 40,000 square feet on an 18-acre campus in Banning, California, the Museum of Pinball will be hosting twice-a-year events for the general public. While local residents have been purchasing tickets, gaming enthusiasts are flying in from as far as Canada to experience what is noted as the largest arcade exposition in southern California.

Attendees will be treated to a wide array of games from the 1960s to the 2000s, and a variety of family-friendly activities are scheduled including:

• Pinball and arcade game tournaments
• Vendors will gaming-related merchandise
• Games in outdoor cabanas under the stars
• Arcade auction with over 80 games for sale
• Dedication of the “Official Walter Day Trading Card Museum”
• Special guests include Walter Day, Billy Mitchell, Richie Knucklez, and Tim Moyers

“Not only do we want young people to experience the excitement of an electronic game that doesn’t just appear on a handheld screen, but we want to preserve the amazing history of gaming,” said Dan Lin, show director. “Ultimately, we just want more people to fall in love with pinball and retro arcade games.”

Last year at Arcade Expo on January 17, 2015, 331 people set the world record for the “most people playing pinball simultaneously”, and the record has been official recognized by the Guinness World Records.
