Sterling Heights, MI – The Federal Housing Administration has announced new qualification changes in its debt calculator for mortgages. The new calculations focus on potential mortgage applicants that have student loans.

Previously, Federal Housing Administration applicants who had been granted a temporary deferment on student loan payments for twelve months or more, were allowed to have that debt ignored in calculations for debt-to-income ratios. Under the new rules, the FHA requires that applicants must include all student loans in the borrower’s liabilities, regardless of the payment type or status of the payments. When calculating an applicant’s debt-to-income ratio, the FHA now requires that 1% of the applicant’s outstanding student loan debt be included as a monthly repayment obligation.This change in the FHA guidelines will open up mortgage financing to potentially millions of college students and graduates who have outstanding student loans.

There are still a few ways an applicant can make qualifying for an FHA loan easier. One such way is to make extra payments on their student loans to pay them off quicker, which would lower the outstanding balance used in the FHA’s debt calculations.

Austin, Texas – Following recent announcements by the New Jersey Division of Consumer Affairs that it filed civil suits against two of the top brand names in the auto parts business, many auto parts dealers were sent scrambling. The suits, which alleged that certain auto parts merchandise was consistently being scanned at higher prices than the actual posted selling prices at various stores spotlighted one of an increasing number of issues plaguing the highly competitive $550 billion dollar global auto parts industry. Many consumers saw it as a complete betrayal of the trust they had placed in the biggest auto part names in the business.

Subsequent investigations by leading consumer groups uncovered additional problems. In fact, according to one of today’s top consumer advocacy websites, Consumer Affairs Online, lack of transparency and lack of accuracy in pricing have consistently ranked among the top 145 consumer complaints against used auto parts dealers today. Householders across the UK may find super-sized rats invading their homes, gardens and outbuildings in the weeks and months ahead. An unusually-mild December and January has allowed rodent populations to explode, with potentially devastating consequences. Instead of being decimated, rats and other rodents have been eating and growing fast to a ferocious size.

‘Householders need to be very aware of the threat,’ says leading pest controller Craig Stanford of 24 Hour Pest Control. ‘My phone is ringing off the hook with calls from people who have found large rats and mice in their homes. Householders should take prompt action to keep these pests firmly under control.’

UK newspapers such as the The Mirror have reported many stories of giant rodent invasions, including one story showing a picture of a monster four-foot rat found in Hackney. The problem is particularly severe across London, Essex and Hertfordshire. These pests can not only cause expensive property damage, they also pose serious health risks, too. Householders are advised to contact a specialist pest controller for advice on how to deal with this problem.

Thanks to adjustable top that turns 180 degrees, you can find the most appropriate height and angle for your projection. The developers promised that if the project finds its fans, they will add more functionality to it, already considering adding a car holder option.
