LAS VEGAS, NV – 25 Jul, 2017 – By the time you read this, the Bitcoin Civil War of June-July 2017 will be probably over. After the shockwave sent through a supposedly $41 billion market by a controversial software update, the Bitcoin may or may not have split in half, and the notoriously volatile cryptocurrency may or may not have lost more of its value in addition to the 22% drop in the early June. Perhaps, only to regain it tenfold later on. Who knows and, frankly, who cares; for those who like to play with casino chips, there are more than 700 cryptocurrencies on the market right now and the Bitcoin’s grandeur today is comparable to that of the Lehman Brothers circa 2008 for a reason…

Ever since the Blockchain had begun running circles, we keep seeing different applications of this, hands down, magnificent tech pop up everywhere. Or, rather, the illustrious TED-talkers keep talking about many different ways Blockchain could influence progress but the most palpable right now is crypto money – the unsecured, not backed by anything software version of a Monopoly play-dough that’s good for looking special on a computer screen but lacking spectacularly in real value.

Or so I thought before I came across the latest offering on the crypto currency market called RECoin. Stay with me for a minute because I can see already your nostrils flaring up in disdain for my self-contradiction.

Until very recently the crypto-whizzies weren’t bothering with backing their proprietary blockchain-based cryptocurrencies with anything. It was largely due to this D&D-like novelty spirit that has been sweeping the tattoo-sporting world of lanky men-children for years. But today, when the suit-clad investment bankers got interested in Blockchain and thousands of crypto-millionaires, are sitting on their virtual coffers enjoying the financial freedom (read – impunity) of the decentralized digital currency world, The Man is getting ready to ring His Bell. Don’t kid yourselves. As you’re reading this, he is preparing to declare His Final Will on how, and as what, to treat these precious pieces of code, whether it’s money or property, or chattels, whether it’s legal or illegal to buy it, conserve it, and exchange it, buy it how, through what mechanisms or mediums, on whose authority and on whose responsibility, etcetera, etcetera. In short, it’s time to start securing your crypto currency with… What?

Well, Max Zaslavskiy, the NYC philanthropist, financier, entrepreneur and real estate guru seems to see no other answer: real estate is the key. For the last year and a half he basically dissected the entire cryptocurrency market only to find out that the vast majority of the unsecured cryptocurrency platforms is nothing short of a Ponzi scheme, in which, as we all know, the growth is facilitated through hype, rather than market-based increase in the value of an asset.

To me, the real estate-backed cryptocurrency is an idea so new, and the examples are so few and scarce, that I’ve decided to look closer at the RECoin to find out if it’s as comprehensive and transparent as Mr. Zaslavskiy claims. The short version – it is.

One of the glaring advantages of RECoin over any popular and well-established cryptocurrencies, Bitcoin, for example, is that Bitcoin is already roughly at $2350 per token, plus it’s under a 21 million cap. Which means, there’s only a certain amount of wealth to go around for all the Bitcoin winners and Bitcoin losers out there. But Max Zaslavskiy and his RECoin Group are looking to eliminate the “early bird” factor altogether. Besides, the fact that RECoin is backed by real estate in countries with the most stable economy in the world means that the entire world is the RECoin’s oyster. The very definition of a well-diversified investment portfolio is minimal risks, and with real estate in the US, UK, Canada, Switzerland, and Japan backing RECoin, the risks become practically negligible.

Mind you, the fact that you don’t own real estate at the moment in no way, manner or fashion disqualify you from the RECoin club. Quite the opposite: the worldly nature of the Max Zaslavskiy’s initiative is key to anyone’s future financial well being through the RECoin ownership. Anyone and everyone in the world, regardless of their occupation, affiliation or profession, anyone who is looking to back their purse with something as substantial and robust an investment as real estate is welcome to a piece of the communal pie.

One of the ways to facilitate that goal is creating sort of a Mega Hub online for absolutely all things real estate and RECoin, with which Max and his team have been extremely busy for the last year. There’s the very auspicious real estate auction platform called 101Rebid, which has been in the works for the last four months. Judging just by the sheer heft of the CTS (Confirmed Technical Specification) for the website (93 pages) this thing is going to blow some minds.

Site 101News is scheduled for launch in late July and is thought to become the source on the Internet Of Real Estate (as opposed to the Internet of Things, thought I’d try it, see if it catches on). It will be present on all social networks boasting a humongous classifieds section, but the primary purpose of the 101News is going to be its namesake – the Real Estate news channeling.

101News launch will be immediately followed by 101NewsPlus – the international franchising network for realtors. A $500 annual fee, which the RECoin Group will cover for the first year, will get the realtors the opportunity to list on the network and continually stay abreast of all developments in the world of real estate.

The next up is 101MLS – the Multi Level Service specializing and interested in absolutely all things real estate from all over the world.

And for now, the final destroyer in the RECoin carrier strike group (sorry can’t help the Navy metaphor) is going to be the 101CoWork where you can always find the specialists you need to ensure that your home or office please you with comfort and coziness, so you do not have to worry about its safety, cleanliness, and serviceability of all systems.

The whole concept seems to be so transparent and self-evident that the owner/founder of the RECoin Group, Max Zaslavsky, offers an unprecedented package of guarantees to the future RECoin community members. Hey, Alexa: “Please Save Sears” – If You Can’t Beat ‘Em, Join ‘Em

A funny thing happened on the way to potential bankruptcy — Sears shares are trading higher on news it is joining with the company that may have done the most to hurt it: Amazon. The department store chain announced plans on Thursday to sell Kenmore-branded appliances on Amazon.com. The products will also be compatible with Amazon’s Alexa platform, Sears said.

 

Shares of Sears’ stock were climbing more than 25 percent at one point in trading before the market’s open following this news.

“The launch of Kenmore products on Amazon.com will significantly expand the distribution and availability of the Kenmore brand in the U.S.,” Sears CEO Eddie Lampert said in a statement.

Sears said a new “Kenmore Smart” skill for Amazon Alexa will allow customers to control their appliances — changing the temperature on an air conditioner without leaving the sofa, for example.

“We’ve been saying all along that retail is NOT dead, but has to change with the times,” says Situs RERC President Ken Riggs. “This move to Alexa and Amazon for Sears is clearly one step in the right direction toward innovation for the legacy retailer, and is likely to have a positive impact on shopping malls and commercial real estate overall. The Apple Store, upscale restaurants and movie theaters with power-reclining chairs are helping malls to rebuild and reposition. We encourage more of this sort of innovation and we will continue to see old-line retailers adopting the Amazon way.”

Just last month, Sears opened a store — the first of its kind for the company — that sells only mattresses and appliances. Plans are also underway to open additional freestanding Sears stores dedicated to these two categories — what Sears has called “two of its strongest.”

BIGGEST 1031 EXCHANGE IN DECADES – GOING PAST 180 DAYS

CONSTRUCTION EXCHANGES CAN NOW EXCEED 180 DAYS

CAMPBELL, CALIFORNIA – 25 Jul, 2017 – When investors first find out about how a 1031 exchange allows you to sell a highly appreciated property and replace it with another one and pay no capital gain taxes, they get excited.  So excited that often they ponder the possibility of not just selling and replacing property, but selling and building the perfect replacement property.

But the problem they inevitably face is being able to complete the build to suit improvements within the traditional 180 day time frame which is a key part of the Internal Revenue Code statute which sets forth the rules for exchanges, Section 1031.

But that arbitrary 180 day window may have been thrown wide open based upon a recent court case and the decision of the IRS not to appeal a ruling which allowed an Exchanger in the Northwest to take seventeen months to complete their property improvements.

Bartell Drugs is a family owned group of 65 retail drug stores around greater Seattle, Washington. In 2000, as a result of changes in the competitive landscape they decided to transition into more stand-alone stores rather than their current retail locations; so they decided to build a new store as part of a Section 1031 construction exchange.  But they went a little past the traditional Section 1031 six month exchange window, they went all the way to seventeen months to complete their exchange. Then, they subsequently filed their tax return, claiming a deferral of their capital gain taxes because the transaction was completed as a 1031 exchange.

As to be expected the IRS disallowed the exchange and the entire issue ended up in tax court for several years.

What was the upshot of the court case? The Bartell’s prevailed when their exchange was upheld. And in a further shock to the real estate investment community, the IRS refused to appeal the decision, thereby allowing the Bartell case to act as a precedent of sorts.

So what does that mean for investors who want to do a construction exchange beyond the 180 day safe harbor? Can they assume that any time frame to complete a construction exchange is okay? Absolutely not! Can they casually approach their non-safe harbor (180 day plus) construction exchange and be unaware of the nuances which made the Bartell case complaint? Definitely not!

But, can you actually arrange a compliant, non safe-harbor construction exchange, while dotting your I’s and crossing your T’s, and complete it on a tax deferred basis? The answer now appears to be yes.

So how is it done? Very carefully. So carefully in fact that if you think you are a candidate for such a transaction you need to speak with one of just a handful of experts on the subject. According to Stan Freeman, President of Exchange Strategies Corp., a Campbell, California company which specializes in complex exchange transactions “the issues are often very involved, requiring extensive planning as well as an excellent legal foundation. But is it doable, it absolutely is.”

Exchange Strategies, or ExStra as it is known in the 1031 exchange industry has recently developed, in conjunction with IPX1031, Investment Property Exchange Services, the largest facilitator of 1031 exchanges in the country, a new program that specifically organizes and accommodates this new type of non safe-harbor construction or build to suit exchange.

Now a caveat, the Bartell compliant approach from ExStra and IPX represents a complex strategy for sophisticated transactions. Don’t expect it to be inexpensive. But, by extending the timeframe available to build, it is very likely to change the way big build to suit exchanges will be completed in the future.

AHC Champion Finnegan (ON, Canada) aged 12 died accidentally on August 6. His story actually made Canadian national news, as he had gone missing. His dad spoke of Finnegan’s life and death in The Hamilton Spectator.

AHC Champion Sandra (Spain) aged 29 passed away on August 10. According to our sister association in Spain (A.E.S.H.A.) her condition worsened suddenly without apparent cause.

SPOTLIGHT: AHC CHAMPION MATTHEW (NC, USA)

(As shared by Matthew’s dad, Cure AHC President Jeff Wuchich) Renee & I welcomed Matthew into the world July, 2007. It was a whirlwind from the start. He landed in the NICU hours after birth with abdominal issues that soon resolved, but doctors thought in the meantime he had a seizure. Then came a 10 day ordeal of medically induced coma, a plethora of tests, and no conclusions. Doctors chalked it up as a “fluke” and sent us home to love on our newborn son.

Over the next 6 months Matthew would spend many days in the hospital, first with nystagmus at 2 months (again thought of as seizure, with seizure meds prescribed), then dystonia at 4 months . Then the paralysis came at 6 months. It would start in one arm and quickly overtake his entire body. He would remain like that (save 15 minutes or so after awakening) for days. It was heartbreaking. The cycle would repeat every 2 weeks or so. We spent the next 12 months searching for answers, sending video after video to neurologists around the world. Fortunately in North Carolina children who have difficulty like Matthew become eligible for developmental services. He began to receive PT, OT, & Developmental Therapy. He continues to receive these services (and speech to boot) in school to this day. (Read more about Matthew’s story here)

MediNails offers a new solution to the MASSIVE FAILURE of the Nail Industry to protect the public

SIGNAL MOUNTAIN, TN – 25 Jul, 2017 – Would you be mad or at least concerned, if you found out that many of the products mandated by your state government directed cosmetology boards and Federal EPA registration guidelines for liquid disinfectants may fail to “properly” disinfect instruments and “protect” the public in nail salons that use them?  MediNail Learning Center (MLC) President, Dr. Robert Spalding, a podiatrist has been originating that concern for almost 20 years in his lectures and through his MediNail online training company and his book, Death By Pedicure.  His company NOW offers, for the first time, a new solution to the problem that he solved twenty years ago with autoclaves and NOW with disposable sterile pedicure nail nippers.

“I am very concerned that so many agencies, institutions and facilities don’t rationalize that so many liquid disinfectants are inconsistent with their claims for bacteriocidal use especially when these liquid agents in many instances can be so heavily diluted with water for use”, Dr Spalding states.  He also says,”All liquid disinfection guideline recommendations from the CDC (Center of Disease Control) suggest for  the main “active” bacterial killing ingredients you need certain minimums of quaternary ammonium compounds or QACs and a minimum of 60 to 90% of isopropyl alcohol to have any bacteriocidal effect whatsoever.”

“Many of these products don’t even have the basic bacteriocidal minimums in the concentrated product BEFORE you mix it.  The most popular products used in salons and some limited healthcare facilities are diluted up to 16 times the premixed concentrated percent amount.  The FDA which only covers products that sterilize and not merely simply disinfect does not even allow alcohol to be listed as an “active” ingredient for bacteriocidal claims when the actual “listed active” by the EPA per CDC recommendation will not kill the bacteria, viruses or fungus listed on the label which greatly confuses the end user.  Some bacteria have evolved to now pump QACs out of their cell wall rendering some QACs ineffective.  Hard water can also inactivate QACs.”

For example, most cosmetology textbooks for all US training refer to the liquid disinfectant labeling on the most popular QAC agent used in salons is reported to kill the common bacteria, pseudomonas “the greenies” which you see with poor application from gel or acrylic fingernail enhancements. “QACs don’t kill pseudomonas at all… only alcohol at high levels will kill pseudomonas …….which is not always listed on the label or listed as inert ingredient but not at the levels presents in the initial concentrate levels to kill and certainly not at the highly dilution factor level of water allowed.

The CDC and many other approved labs report that QACs and alcohol at no matter what concentrations, fail to kill HPV viruses that cause the common plantar warts that are highly contagious and are too often confused with common calluses that nail salons will service.   Hopefully, soon “the regulatory agencies will be requesting these “approved” liquid disinfection products be re-tested with the many EPA approved labs to re-confirm the cidal effects of certain disinfectants. Unfortunately, the CDC also reports even the EPA approved labs cannot universally agree or reproduce the lab results of testing common liquid disinfection agents as to whether they kill the listed organisms or not.

There are two simple solutions MLC developed to these US national and international public health problems that plague salon patrons.
