DELRAY BEACH, FL – 9/3/2015 (PRESS RELEASE JET) — Before banks, government institutions, and outsourcers can realize improved DOM (Days on Market) statistics, there must be an understanding of the risks in infrastructural and technological assets, tangible and human factor variables, mental states and decision making throughout the REO chain of property management, valuation, marketing and disposition.

ANOTHER RISK ALERT FROM THE REO ASSET MANAGEMENT INSTITUTE

REO (Real Estate Owned) properties are the end of the line – having gone through the foreclosure process and repossessed from the owner who could not afford to make mortgage payments. 

As soon as a property goes into a distressed status (the borrower / home owner that missed multiple mortgage payments), the owner and beneficiary (bank, lending or government institution) will want to determine the amount of equity for a property.  A popular method to determine the equity is to obtain a Broker’s Price Opinion (BPO) or an appraisal.  

Based on the amount of equity, the beneficiary will decide whether to allow a short sale (if requested by the homeowner).  Otherwise, the beneficiary will continue the foreclosure process.  If the beneficiary is unable to sell the property through a short sale or at a foreclosure auction it will now become an REO property.

Once foreclosure begins – through the time that an REO property is put on the open market for sale – the property must be secured, rehabbed to some point, and monitored weekly, as empty home are targets for drifters, vandalism, and in some cases, re-entry of the homeowner.   

REOs are less risk because they must be delivered to buyers without encumbrances.  Before REO properties are made available for sale, all liens and claims against the property are expunged – and any cloud on the title such as a second or third mortgage, mechanics liens, taxes or any other liens attached by creditors are wiped out.

REOs are non-performing assets so beneficiaries want to sell or rent them quickly.  The lender with a growing inventory of REOs becomes more of a motivated seller.  Either way, REO’s are usually sold at below-market prices with great terms like low down payments and interest rates.

Since beneficiaries failed to sell their REOs at auction during foreclosure, beneficiaries rarely sell REO directly to buyers.  Instead, the complex and comprehensive REO asset management process of property management, valuation, marketing and disposition is usually outsourced to specialized REO realtors, or to REO Asset Management companies who then contract with realtors. 

In preparing REOs for sale, non-traditional real estate practices require specialized REO eal estate agents who are professionally REO and BPO certified by The Five Star Institute and others.

Individual REOs are purchased by home buyers and in bulk are purchased by hedge funds, REITs, small and institutional investors.

For many people their health or age creates situations where they are forced to go to the emergency room to be able to quickly see a doctor for a medical concern. This can be both costly and inconvenient. DocChat, a recently launched telemedicine platform, hopes to change that by offering 24 hours a day, 7 day a week access to emergency doctors, who can write prescriptions if required.

September 4, 2015 – Having access to a doctor can sometimes be a challenge for a variety of reasons.  This has led to an increasing amount of unnecessary emergency room visits which affects hospitals’ abilities to provide quality service to those with serious needs, increases insurance premiums, and taxes the country’s health bill. Fortunately, a solution to alleviate this problem has recently presented itself, the new telemedicine platform and app, DocChat.  DocChat provides a way for a patient to quickly consult with an emergency-qualified doctor. Through knowledge of the patient’s medical history and deductive questions, the doctor is able to diagnose their health issue and write a prescription.

“The future of medicine isn’t just creating access to physicians,” commented Dr. Steve Okhravi, founder and CEO of DocChat.  “It’s about putting patients in charge of their own health.  “There’s so much waste in healthcare. Telemedicine will minimize those inefficiencies.” By merely having convenient access to a physician, providers can achieve better health outcomes for patients. According to DocChat, the telemedicine app delivers very real benefits to users.  First, the company guarantees a doctor will see a patient in 15 minutes, something that is nearly unheard of should a patient visit an emergency room or doctor’s office in most areas.  Patients can consult their doctors at any time after their visit, giving them an unprecedented level of access to their medical professional and a throwback to the type of service delivered in generations past.  Part of DocChat’s mission is to provide healthcare the “old fashioned” way, where patients are treated as customers, and the relationship between provider and patient is sacred. Finally “It’s all about relationships”, Dr. Okhravi says. “The better relationship you have with your doctor, the more compliant you are, and you will minimize complications from your illness.” Dr. Okhravi also points out that while DocChat doesn’t specifically treat emergencies and recommends  patients experiencing one to call 911, it has “treated many ailments that otherwise would have resulted in trips to the ER, without a doubt.”

Finally, all of the doctors available through DocChat are completely emergency-experienced, which leads to a more effective diagnosis and triage.  This greatly cuts into the need to visit and emergency room, sometimes dramatically. During a recent pilot study of DocChat in rural nursing homes, the telemedicine app reduced the E.R. transfer rate for geriatric patients by a full 95%. DocChat was able to diagnose and treat hyperkalemia, bilateral pneumonia, sepsis, falls, and head injuries. Furthermore, the patients’ families were 100% satisfied with each consultation and the doctors’ recommendations.

Patients themselves have also endorsed DocChat across the board. The early response to this innovative service has been very enthusiastic. Janice Sarosky., from Pennsylvania, recently said, “Having access to DocChat has been amazing for my husband and me. We are small business owners in our 40’s. Mikal Abdullah’s journey to earning his Jiu Jitsu black belt led to a number of revelations. One revelation was the desire to share what helped him become an international champion by creating a club that has a true community experience.

The Head Coach of Aces Jiu Jitsu Club, Mikal Abdullah has had some major revelations up to this point in his journey to personal optimization through Martial Arts – particularly Brazilian Jiu Jitsu. One revelation was the desire to share what helped him become an international champion by creating a club that has a true community experience. Not one that was like the ”Cattle call” experiences he’d seen at other martial arts facilities the world over.

Through his extensive fighting experience all over the world and training at many other gyms he realized there was a better way. He took the plunge and decided to create it.

Coach Mikal says, “I saw many things in other facilities I knew could be improved. I had a vision for what our club would be: family-friendly, a place where people want to commune before and after class, and provide world-class training for those who aspire to defend themselves in the street and if they choose, compete at a high level.” Amazingly, 100% of those who’ve trained at Aces Jiu Jitsu Club and then decided to compete have won medals. Coach Mikal has even trained 8 fighters now in the UFC. He is especially proud of the trophy case displaying his students’ medals as symbols of their hard work and accomplishments.

Looking at him now, a person might suspect it was always Coach Mikal’s destiny to instruct out of his own club. But the tug and time commitment of competitive fighting was his main focus after leaving the Army in his early 20s. He has fought in many international Jiu Jitsu tournaments. He has medaled more than 18 times in 12 months (most fighters do 6 fights or fewer per 12 months).

He enjoys training and fighting but didn’t start with the intention of earning his black belt. Somewhere along the way, the idea of earning his Jiu Jitsu black belt inspired him.

As a testament to his dedication, he earned his black belt in only seven years – it normally takes 10 to 15 years to achieve this status. There are very few Jiu Jitsu black belts in the Austin area, probably less than 20 – and even less that actually instruct – though accurate numbers are hard to gauge. Through the countless hours of training he did a lot of self-reflection. He feels what he’s learned about himself is more valuable than the techniques learned from training.

“All things I’ve learned through Jiu Jitsu have made me a more optimized person,” Coach Mikal says, “and while competing is beautiful, I’m most passionate about sharing with others how to optimize themselves.” Coach Mikal loves seeing his knowledge empower his students.

Coach Mikal’s world-class results, background and knowledge are what students in the Austin area have access to at Aces Jiu Jitsu Club. His emphasis on community and the unique structure of his classes – taught as conversations from Aces own unique organized syllabus – are two big reasons Aces Jiu Jitsu Club is one of the fastest growing clubs in Austin.

Top scholars from Colorado’s private sector career colleges will come together to be recognized for their achievements in the classroom at the Denver Post Auditorium at 9am on September 18th.

Fort Collins, Colorado – September 4, 2015 – The Colorado Association of Career Colleges and Schools announced today that four IBMC College students will be honored at the upcoming Denver Post/Colorado Association of Career Colleges & Schools (CACCS) 2015 Student of the Year Ceremony.

This event honors scholars from private career training colleges throughout the state. Private career colleges play a major role in the state’s business and economy, with just over 30,000 students attending private occupational schools in Colorado alone.

Of the 16 total award recipients students, the following are from IBMC College:

Note Assistance Program (N.A.P.) Launched for novice 1st trust deed (non-performing) and SDIRA investors

Jazz Up Indy, a premiere real estate investment firm specializing in investing in non-performing notes and flipping homes in Indianapolis, IN, announced today the nationwide launch of its Note Assistance Program for members of the general public with an interest in diversifying their investment portfolios to include first trust deeds (real estate notes).
