On a recent episode of Business Innovators Radio with Alicia Dibrell, Real Estate Agent, Jean H. Delva shared the step by step process of buying a home.  Delva goes into great detail on everything from the pre-qualifying process all the way to the closing table.  

“You must be realistic about your budget and needs when choosing your first home,” said Delva.

Delva outlined four main points every new homebuyer should consider: loan, paper trail, organization, and flexibility. For example, what kind of loan; paperwork needed; making sure all paperwork is in a safe place and being flexible about the first home wishlist.

During the interview, Delva outlined the rules of how many houses to look at before making a decision, explaining it should be around 4 or 5 houses.

“A first time home buyer should only need to look at four to five houses before making a decision,” said Delva.

MIAMI, FL – 11/12/2016 (PRESS RELEASE JET) — A local Runner is doing a 3 day non-stop ” Run ”   Nov 18  2016   to remember Boston Marathon Survivor Victoria McGrath who died earller this year in a car accident in Dubai with a classmate from Northeastern University in Boston.  Alex Estrella,  a Former Army Ranger and Gulf War Veteran, will be running for 3 days on Key Biscayne in Miami to Remember Victoria and the charity that she helped while she lived.  Victoria Mcgrath was severely injured in Boston, standing five feet away from the bomb when it went off.  She was saved by a boston Firefighter who carried her away from the scene to awaiting help  Alex , being a Veteran, wanted to Remember Victoria and her charity Fourblock, an oraganization that helps returning veterans from Iraq and Afghanistan get back into the business world with jobs and mentoring, to avoid soldiers from killing themselves with PTSD.  At 57,  Alex’s goal is to get People to Recognize Victoria, and what she did to help People as a student at Northeatern University in Boston.  Victoria’s Father is coming down from Boston for the Run, and the Run will begin in front of the Key Biscayne Fire station to also recognize our first responders. With all of these people pulling their money out of the market for their retirement, managing both investment and longevity risk are two key components to ensuring that one’s retirement savings will last for the duration of one’s retirement, but many working Americans don’t adequately understand how to mitigate longevity risk.

“There used to be professionals managing all of these retirement accounts on behalf of companies, government entities and their workers, but now all of the longevity risk and risk of investment has been passed on to employees,” notes Stephen Mathieu, owner of Legacy Financial Solutions, Inc. a wealth management firm located in Manchester, New Hampshire. “Companies and government entities made annual contributions to Defined Benefit Plans, taking into account their actual investment returns, plan expenses, and the expected lifetime benefits they would have to payout. Their actuaries calculated the deposit required annually to fund these costs and expected future benefits.”

That all changed in the 80s, with the introduction of 401(k) plans and IRAs. A combination of underfunded pension plans, combined with the desire of the employees to exercise more control over their own retirement accounts, led to a substantial reduction of defined benefit plans. The result was that people became responsible for funding and managing their own retirement funds.

“Ask the average person and they will have no idea what an actuarial table is or how it works and they are, therefore, missing a major part of the equation when it comes to planning for retirement income. Relying on rates of return alone won’t determine if the portfolio will last a lifetime,” says Mathieu.
Currently, most people take withdrawals based upon their need and the size of their portfolio, often using an assumed interest rate. Using this approach, one must recognize that “Monte Carlo”* market simulations (using a 50/50 stock/bond split and over 5000 iterations on data compiled over the last hundred years) suggest that withdrawing money from retirement funds at a rate of 3% (inflating the distribution annually by 3%) has about a 99% probability of lasting 35 years. So, for example, if a man or woman retires at 65 and begins drawing on their retirement funds at this rate, this means that they have a 99% probability of not running out of money by age 100. That would mean withdrawals starting at $30,000 a year on a $1,000,000 portfolio. A $40,000 annual withdrawal would reduce the probability of success to 89%.

Using actuarial science in this example, the same man or woman – using an annuity with a guaranteed lifetime income rider– would be able to draw an annual income of around $58,000 or more, with a 100% guarantee of not running out of money.** This significant difference is because the insurance companies take into account the fact that some people will live beyond their actuarial table life expectancy and others will die prior to the life expectancy. The longer living people get what are called “mortality credits” from those who die at the younger ages.

But it gets better: annuities offer principal protection against market risk. “People who utilize these alternatives are typically able to increase their retirement income by as much as 30-40%,” opines Mathieu—who recently completed his first book, where he shares retirement income planning tips. “This allows them to do more with their families and for their communities, without fear of running out of money.” For the 10,000 Baby Boomers per day who are retiring, the decision to incorporate annuities into their overall retirement plan could be a profitable one!

* The term “Monte Carlo” is a term often used to describe risk based plans. It implies that a certain gamble is taking place.

You can also gain new, valuable skills to add to your resume!
  • Holiday parties can be great networking events: Did your neighbors invite you to their annual holiday get-together? Go, even if you don’t know anyone. Go, even if you’re not in the most jovial, holiday mood. Introduce yourself to someone you haven’t yet met, and start a conversation. You don’t want to turn their party into a career counseling session, but there’s nothing wrong with letting other people know that you’re looking for your next opportunity. Every person you meet has their own network and their own resources. The only way to tap into them is to put out feelers. Be bold and creative!
  • Job Seekers don’t need slipper socks. If you have a job seeker in your life, give that person a holiday gift that will assist in their search. A professional resume writing session or a career coaching session could go a long way towards that person’s success. Pay the membership fees to a relevant professional association, or the tuition fees for skills-building classes or certifications. There’s no shortage of career-boosting gifts for someone who is currently on the market.

INKAS® adds the new Hudson APC to the mix

Toronto, Canada – November 14, 2016 – INKAS® Armored Vehicle Manufacturing has announced the launch of thenew Hudson Armored Personnel Carrier (APC). This new armored vehicle is compact and is touted to be extremely reliable. The Hudson APC has been added to the vast armored fleet that the company already possesses andserves the need of tactical units like SWAT, border patrol and law enforcement agencies and is primed for success based on its promise of security and reliability. Based on a Toyota Land Cruiser 79 platform, the vehicle ensures a high level of maneuverability and can transportup to eight passengers and a turret operator. The new offering from INKAS® is set to provide a high level of security while also maintaining a high standard of comfort for its passengers.

The vehicle is built to serve in the toughest of conditions and this armored vehicle is equipped with an auxiliary air conditioning system and an exhaust fan that ensures a high quality of air in the cabin. This vehicle has a powerful 4.5L Diesel V8 and a five-speed manual transmission gearbox that contribute to the vehicle’s superior off road performance and its overall ease of maneuverability.

This is where the Hudson APC outshines other vehicles and its ability to deal with situations where space and clearance are limited is impressive. The vehicle is set to appeal to a vast global audience and hence the Hudson APC is offered in both left-hand-drive as well as right-hand-drive configurations.

The INKAS® Hudson APC has body armor of the CEN 1063 Level BR6 specification as defined by the European Committee For Standardization and it helps the vehicle remain unscathed even in the event of a rifle firing and can withstand other major impacts too. In order to ensure durability and reliability of the vehicle, the engine bay and other key mechanical components are with composite lightweight armor materials. Light-weight armor allows the Hudson APC to demonstrate impeccable mobility and superior speed compared to similar sized vehicles– all while ensuring the safety of the passengers in the vehicle.

To handle potentially dangerous situations, the Hudson APC is equipped with a siren/PA system, a removable wire mesh protection for the glass and external view cameras that provide a comprehensive overview of their surroundings .This view helps the driver safely navigate through risky paths and helps to avoid stretches. The wide field-of-view from within the driver cabin as well as electronic night vision system makes the Hudson APC an ideal choice for larger fleets in remote areas. The vehicle also has perimeter gun attachment and this enables the vehicle to offer tactical support to ward off a threat.
