AUSTIN, TX – 02 Aug, 2016 – As of May 25, Prairie View A&M University is home to one of the finest track and field facilities in North America.  One of the few IAAF constructed facilities, PVAMU, home of the Panthers, is fully equipped with an epiQ Tracks Z5000 running track surface and brand new field events areas.  The new track and field events construction is not only a huge improvement for the city of Prairie View, TX, and the school’s student-athletes, but the high-quality running track is also an exciting addition for USA Track & Field Olympic Athletes, who practiced at the facility on Friday, July 29.

The $3.72 M facility construction includes bleachers with a covered awning for spectator shade and comfort, and an 8-lane, 11,000 sq. ft. epiQ Tracks Z5000 running track surface.  As the best, eco-friendly running track surface available on the market, the Z5000 offers cushion, control, energy return, and performance that is perfect for major, high-traffic stadiums and arenas.  The project also includes the construction of field event areas for javelin, high jump, pole vault, shot put, hammer throw, steeplechase, and more.

As a well-performing and high-quality facility, it is no surprise that America’s best athletes would flock to test the newly installed running track surface to prepare for the 2016 Olympics.  Promptly at 9 a.m. on July 29, Olympic-bound US track and field athletes took to the track and field surfaces to begin their first of several practices at Prairie View A&M University for the Rio 2016 Olympics.

Morolake Akinosun, former University of Texas athlete, Justin Gatlin, 2012 London Olympic gold and bronze medalist, and Jenna Prandini, former University of Oregon athlete, were among the members of the 2016 USATF Olympic team to utilize Prairie View’s top-notch track and field facilities.  “Prairie View is awesome.  The track is cool, all of the facilities are actually really new, so it gets the job done,” said Prandini, 2015 National 200 Meter Champion. 

The Panthers will begin the 2016-2017 season on the new epiQ Tracks surface at the end of August.  “Everyone is very excited about the new surface, how it looks, how it feels, what it can do. A good surface is necessary for cutting down on injuries, running fast, and it looks like it’s going to provide all of those things,” said Angela Williams, Prairie View A&M’s head women’s track and field coach and former Olympian.

NEW YORK, NY – 03 Aug, 2016 – Widely considered a top expert in real estate investing, Jacob Frydman is regularly called on to publicly weigh in on the status of the market, especially in the wake of the upheavals of the Great Recession and after. One point he frequently advises on is the effect of inflation in real estate, namely an expected upcoming increase in real estate costs gradually hitting the market and what changes it will cause on traditional investment models.

Jacob Frydman has repeatedly warned that an inflationary period in the real estate market is inevitable, at least in part due to rising interest rates. Rates have remained low for quite some time, aided by the Federal Reserve, but are slated to rise and bring property values up. However, Frydman points out that the market is by its very nature cyclical and provides tremendous opportunity even with expected downturns. “What’s ultimately going to happen is an inflationary cycle not unlike what we were experiencing in the late 70’s and early 80’s,” he told an interviewer at Real Estate Finance Intelligence TV. With this in mind, Frydman advises potential investors to purchase properties while the costs are still relatively low and strengthen their asset values during the transition period from one cycle into the next until the market reaches a new high again. Frydman predicts this next peak to take place by the end of this decade.

Consistently championing acquiring inflation protected leases as not only a stop-gap against loss, but as a measure of ensuring continued returns in a shifting market is one of Jacob Frydman’s specialties. An ever-present danger for investments in real estate during an inflationary cycle are losses from stagnant rents, compounded by continuously rising interest rates and property values. The cost of doing business can eventually outpace returns, but being able to raise rents accordingly can help ensure net gains. “The real money in commercial real estate over the next several months or years will be in inflation protected leases,” Frydman says in an interview with Bloomberg TV, “i.e. properties with leases where you can increase rents either like apartment buildings – short term duration – or hotels or industrial assets where you can build in a CPI increase into your rents.” Many other experts, such as Dr. Martha Peyton of TIAA-CREF and Brad Case of NAREIT, have identified commercial real estate in general as a historically proven “hedge” against inflation for investment portfolios, making Mr. Frydman’s predictions that much more important.

Jacob Frydman has over 30 years of experience in structuring, financing, and executing highly complex real estate transactions. He is credited with acquiring over five million square feet of existing and to-be-developed holdings located on the east coast of the United States, and has participated in property transactions valued at over $2 billion. Frydman was the CEO and Chairman of First Capital Real Estate Trust, a public Real Estate Investment Trust, and continued on as Chief Investment officer after his retirement in September 2015.

The book details my battle of Lyme disease 7 years ago. I was serving in the military when I was diagnosed. Shortly after, I was told I had chronic pain syndrome which is now called Fibromyalgia. There were days I wanted to just give up on life as the pain is sometimes unbearable. I reached down within and remembered my family values and spiritual life. From that hope I persevered because I never gave up.

Growing up on a farm in a small town outside of Selma, Al was the highlight of my life. My appreciation for life and wanting all of its success is what made me work really hard toward success. I am the tenth child out of thirteen kids but I was determined to be more than a number. I joined the military at age 21, 15 years later I retired.  Later, I was diagnosed with Lyme disease and I have been faced with many other battles ever since. I have never forgotten my faith and trust in God. I have always been a fighter and I know now that this battle belongs to the Lord.
